Problems exporting Outlook contacts to a CSV

I have several contact list in MS-Outlook-2002.  I need
to export these contact lists into a CVS or XLS file to
send to a mail house (company newsletter).

The problem that I'm having is the street address field.  
Outlook stores all of the street address information in
one field (Street1, Street2, Street3).  Worse yet, is
that it inserts a CR/LF after each street address line.  
So when this is exported, I get a single delimited field
with line breaks in the middle of it.

This is a big problem since these are commercial contacts
and most have multiple address lines (e.g. The Tower
Building, 1000 Main Street, 5th Floor) but not all.

I've tried working with the file in Excel, Word, Wordpad,
Notepad, UltraEdit but the searches can find the LF
character.

Any suggestions?
